Visiting Pet Policy
We have reviewed and heard feedback with regards to the Visiting Pet policy for Forest Meadows Villas Community. We want you to understand why we take the position that we do, so you have a clearer understanding and put to rest all the roomers within the community. Implementation of this was due to many reasons as follows:
- With visiting animals there is a flea infestation or other issues that could be brought to the community.
- If you do not pay a pet fee and you have dogs or cats visit your apartment, there is risk of dander and hair getting into your unit. When you move out and you did not have a pet, there is potential risk of the next tenant having allergies to the pet, even after we clean the carpet. This could cause health issues for the next tenant, then we must go into the unit and replace the carpet after they have moved in.
- The pet can cause damage not only to the unit but carpeting too with accidents and things of that nature.
- They can be a liability risk to other tenants.
- This is now occurring due to many situations over the years from visiting pets.
These reasons stated above are why we have begun enforcement. After further discussions with staff, we are going to have the following policy with regards to visiting pets. Please see below;
- Dog weight limit will still apply of 55lbs for dogs.
- No aggressive breads allowed or aggressive dogs at all.
- Dogs or pets can visit for less than 24 hours. If a dog or pet is to visit for more than 24 hours, you will need to notify the office of the pet’s length of stay, type of pet, weight and a pet visitation fee of $35.00 per week will apply. This means if the pet is to stay for more than 24 hours it is $35.00 fee for up to a 7-day week. If the pet is to stay for more than a week, it would be another $35.00 pet fee for the next week and so on. This will be done by honor system by the tenant. Should you violate this policy, you could be subject to a $350.00 fine and further action by FMV management. This applies to only those tenants that do NOT pay a pet fee currently. Tenants that currently pay a pet fee and have put a Non-refundable security deposit down for the pet, and have a pet visiting, would only be subject an additional $35.00 pet fee for the month. If the pet is a certified service dog only, they would not be subject to a pet fee. However, documentation would need to be provide to the office for the pet fee to be waived.
- This policy applies to pet sitting for those tenants within the community that do NOT have a pet or pay a pet fee.
We hope this clarifies this policy moving forward. What has been said prior to this letter and advised to residents, whether it was by staff or management, is changed and stated in this policy update. We love our pets; however, we must look out for the best interest of the entire community. Should you have questions, please contact the office.
